NEW DELHI: The government is planning to set up a new airport city near Neemrana in Rajasthan, bang in between Delhi and Jaipur, a move that’s likely to spur real estate and infrastructure development in the region.

Over the last few years, Gurgaon has been expanding in the direction of Neemrana, with areas like Manesar already becoming hubs of industrial and housing activity. The new ‘aerotropolis’ that will be spread over 24 sq kilometers or 2,400 hectares of land is expected to further quicken pace of expansion and growth in this area as well as become a gateway to the tourist destinations of Rajasthan. Jaipur-Rajasthan government plans second phase of Japanese zone Rituraj Tiwari, ET Bureau Nov 18, 2011, 12.39pm IST Jaipur Rajasthan government is planning to roll out second phase of the Japanese zone at Majarakath in Neemrana after attracting more than 30 Japanese companies in its first phase. The state principal secretary (industry) Sunil Arora told ET that the government has agreed to earmark 500 acres for the new phase. “The success of Majarakath, which is the country’s first exclusive Japanese investment zone, has prompted the Japanese trade body Japanese External Trade Organization (JETRO) to look out for more such zones in Rajasthan. We expect to develop this zone in next three years,” he said. The Majarakath’s Japanese zone, 170 kms from Jaipur, is the result of an memorandum of Understanding (MoU) signed by the Rajasthan State Industrial Development and Investment Corporation (RIICO) and the Japanese External Trade Organization (JETRO) in 2006 which was aimed at attracting Japanese companies to Rajasthan. In last 5 years, the zone has become home to 31 Japanese companies like Nissin, Mitsui Advance, Daikin, TPR Auto, Daichi Color, Mitsubishi Chemicals, Ahresty Corporation and Nippon Express among others. The zone spread across 1200 acres has a saleable area of 585 acres. “We expect to attract an investment of around Rs 3000 crores generating over 5000 jobs. The second phase will help us attracting more companies as we have already proved our credentials with the success of first phase,” Arora said. JETRO president Hidehiro Yokoo said that the trade body is satisfied with the infrastructure, facilities and business environment in the state. “A large number of medium and small Japanese industries had evinced keen interest for investing in Rajasthan. The second phase will be equally beneficial for both the parties,” he said. The interest of Japanese firms in Rajasthan is also due to the presence of auto companies like Honda Siel and Honda Scooters in Bhiwadi, 35 kms from the Japanese zone. These two are acting as magnet for OEM units and other automobile parts makers in the region. “We are inviting business alliances between Japanese and Indian companies, as 40 per cent of the Delhi-Mumbai Industrial Corridor (DMIC) will pass through its territory. Since this US $ 90 billion corridor is being developed with the financial and technical aid from Japan, companies from Japan may come to Rajasthan for establishing business units in this region,” said Purshottam Agrawal, who heads Bureau of Investment Promotion (BIP). The bilateral trade between the India and Japan stands at USD 15 billion. Japan ranks sixth in the world in terms of foreign direct investment inflows into India and accounts for 3.62 per cent of the total FDI inflows into India. Besides, India has been the largest recipient of Official Development Assistance from Japan. As of March, 2011, 59 projects are under implementation with Japanese loan assistance and the amount committed is about Rs 58,000 crore.Daikin to invest Rs 160 cr in Rajasthan PTI Jul 9, 2008, 02.27pm IST NEEMRANA: Daikin Airconditioning India Pvt Ltd, a fully-owned subsidiary of Japan-based Daikin Industries, on Wednesday announced an investment of Rs 160 crore for setting up a manufacturing facility at Neemrana in Rajasthan.The unit is expected to start production by 2009 and it would have a capacity to produce 20,000 variable refrigerant volume units and 1,800 chiller units per annum, Daikin India Managing Director Toshiki Hayashi told reporters at the ground breaking ceremony here.Daikin India hopes to generate a revenue of Rs 1,100 crore by 2010, he said.”By reducing the supply lead-time and meeting market needs in terms of product specification, we propose to strengthen our competitiveness and leadership in the Indian airconditioning market,” Hayashi said.Daikin is the world’s second largest airconditioning systems brand with manufacturing facilities in Japan, Thailand, Europe and China.The company plans to manufacture multi-split type commercial-use airconditioning equipment and chillers (large-capacity airconditioning heat source equipment) at the Rajasthan unit.When put into operations, the plant would provide direct employment to about 300 persons. JAIPUR: Rajasthan Industrial Development and Investment Corporation (RIICO) will set up Ceramic and Glass hub in 250 hectares at Gilot in the industrial area of Neemrana, bordering DMIC, with piped natural gas, RIICO Managing Director Rajendra Bhanawat said on Tuesday. RIICO has earmarked the land and the hub would be offered to private investors for setting up industries on ceramic and glass, which is abundant in Rajasthan, Bhanawat told reporters here reporters in the press conference for the first ‘CERAGLASS India 2010′, starting on November 11.

Neemrana, known for its hilltop fort-turned-heritag ehotel, is a picturesque tourist spot on the Delhi-Jaipur Highway (NH-8). Realty market of Neemrana Bhim Yadav, the chairman and MD of Falcon Realty Services Pvt Ltd, says: “The real estate market of Neemrana is progressing by leaps and bounds and we can say with confidence that it is now a realty hotspot. Strategic location and presence of top-notch MNC firms has created an immense demand for housing, especially in the affordable category; retail and hospitality sectors also show immense potential. Strong economic drivers, good employment opportunities, better standard of living, a pleasant climate, good connectivity and reasonable prices are set to put Neemrana very high on the residential, office, retail, commercial and hospitality sectors.” Global City The Rajasthan government is developing a ‘Global City’ on 40,000 acres in the Shahjahanpur-Neemrana-Behror area. This city will have a capacity to house 1 million people and will also have a cyber city, a medicity, a knowledge city, an entertainment city, an SEZ city, a world trade city, and a bio-diversity park. It will also have projects by renowned developers like Ashiana Housing, Anantraj Group, Annapoorna, Eldeco, APTP Group and Nemaha Central. Ashiana Housing entered Neemrana in 2007 with a group-housing project, Ashiana Greenhill, offering 2- and 3BHK apartments, 3BHK executive floors and duplexes apartments. Property prices have seen a huge appreciation in Neemrana with a 2BHK flat in Ashiana Greenhill quoting at Rs 40-41 lakh today. Ashiyana Housing recently launched Ashiana Angan along the NH-8 (Mohladia village) in Neemrana at a BSP of Rs 2,550 per sq ft. Vishal Gupta, the MD of Ashiana Housing Ltd, says: “The first phase of project will be developed on 5.67 acres, out of a total of 11 acres. We expect to soon launch this phase which will have 2- and 3BHK flats with a total saleable area of nearly 4.25 lakhs sq ft.” “Apart from corporate MNCs, the EPIC core industrial area, the Japanese Township and the education hub in Neemrana are the major growth drivers and will contribute significantly to the growth of city’s realty. After Bhiwadi, Neemrana is on a fast track offering great investment opportunities,” Gupta says. “Being an investor, I can say that real estate in Neemrana has given fantastic returns over the last few years. I bought a 2BHK flat for Rs 11 lakh five years ago; today its market price is around Rs 35 lakh. The rentals are good, fetching us Rs 15,000 per month for this flat; the people here are all professionals and are very nice,” says Seema Singh Sarin, who stays in Gurgaon and owns a 2BHK flat in Ashiana Greenhill.
